I've seen Binks take a well-planned and appointed property in Nott Street (Port Melb) and manage it backwards to a poorly appointed and ratty property. They are doing the bare minimum and that equates to communal area that is old, tacky and filthy that somehow requires a small fortune in management fees. Do not trust your investment in a building managed by these jokers.

Binks Kew office proved to be most disappointing in relation to Owners Corporation management. The "manager" seemingly did nothing at all to resolve a minor problem in a managed apartment building, which due to his apparent inactivity became a significant one, lasting several months until resolved through another channel.

I have called, emailed, called again, for months, just to get them to get someone to adjust the anti-slamming mechanism next door. The frigging door slams all day and all night. Their maintenance workers who come twice a week to deal with the bins and garden are able to fix this. However, Binks and cohorts are so incompetent that they have not managed to pass the job to them. Sack them, I say. With over 5% unemployed eager for a job, this slackness in an insult to everybody's work ethic

1. If your not from Melbourne you wouldn't know as they only deal with Melbourne sites. So at least 12 of you are F.O.S.
2.Dealt with many OC companies over 20 years and "hidden" is one of the most competent. Just so you know, Binks are not (FM's) Facilities managers but OC managers, there is a big difference. Some owners just want an OC manager for the legal stuff and some maintenance, others need an FM to look after the maintenance (larger sites). If you want to pay another $30K+ p/a get an FM, if not then stop complaining. In my experience the majority of hold-ups with maintenance are committee members with no idea of true costs, want a wall painted for $100 type of stuff.
Binks may not be the best but they are near the top, when the Sh*t hits the fan these are the OC managers you will want.

Never never use. They continue to state that managing the property is not their responsibility and that they are only administrators. Maybe they should be honest to people who are looking at using them and tell them upfront that they will happily take their money but deliver nothing.
